Cancellation policy

The same policy applies to both homes, and it is written the same way everywhere we list them.

Why it is 97% and not 100%

The 3% we cannot return is the payment processing charge. The card networks take it when the payment is made and they keep it whether or not the stay happens, so it is not money we have to give back. We would rather explain that than print an arbitrary-looking number.CONFIRM THIS IS THE REASON

How to cancel

Write to us at stay@epicvacationstays.com or call (510) 550-5111. We will confirm the cancellation and the refund amount in writing. Refunds go back to the card you paid with.

If your plans change rather than end

If you want to move your dates rather than cancel, ask us. Whether it is possible depends on what else is booked, but we will always look, and a change of dates is usually easier for both of us than a cancellation.

Travel insurance

For a trip you cannot easily lose — a holiday week, a family gathering, anything booked far ahead — travel insurance is worth considering. We do not sell it and we do not take a commission on it. It is simply the honest answer to what happens if somebody falls ill a week before.
